What a clear rent receipt should record in Nigeria
A practical, non-legal checklist for keeping rent proof clear for both landlord and tenant.

A useful rent receipt removes ambiguity. Months after payment, both landlord and tenant should still be able to see who paid, which home the payment covered, how much was received, the rent period, and when the money changed hands.
Start with five clear facts
For Lagos tenancies, section 5 of the Lagos State Tenancy Law 2011 names five details for a rent payment receipt. They are also a sensible practical baseline elsewhere, although requirements can differ by state and by the facts of a tenancy.
- The date the rent was received.
- The names and addresses of the landlord and tenant.
- A clear description and location of the rented premises, including the unit where needed.
- The amount received, written with the currency.
- The exact period the payment relates to—for example, 1 August 2026 to 31 July 2027.
Add the details that prevent follow-up questions
A legally required minimum and a useful operating record are not always the same thing. A few extra details make the receipt easier to verify without turning it into a long document.
- A receipt number or stable digital link.
- The payment method and bank or transfer reference where one exists.
- The name and contact of the person or business issuing the receipt.
- A separate line for service charge, caution fee, agency fee, arrears, or any amount that is not rent.
- A clear note when the payment is partial, including the outstanding balance if both parties have confirmed it.
Match the receipt to the payment
Use the same names, property description, amount, and payment reference that appear in the underlying record. A line such as “₦1,200,000 received for annual rent on Flat 3B, covering 1 August 2026 to 31 July 2027” is much clearer than “payment received”.
Keep the receipt with the transfer evidence, tenancy agreement, and any written message that changed the agreed payment schedule. One document does not replace the others; together they make the history easier to follow.
Correct mistakes without hiding the history
- Do not silently edit the amount, property, payer, or period after a receipt has been shared.
- Issue a corrected version that identifies the earlier receipt and explains what changed.
- Keep both versions, with the correction date, so neither party has to guess which record is current.
- If the parties disagree about what a payment covered, preserve the evidence and seek appropriate advice instead of rewriting the receipt as if the disagreement never happened.
